An independent consultant like DC Roof Consulting has no installation crew and nothing to sell. The inspection report reflects what is actually happening on your roof, not what justifies a replacement quote.

This is the most common question we get, and the honest answer is that most roofs people are told need replacing actually need targeted repairs. The right answer depends on the age of the roof, the extent of the damage, and the condition of the system overall. That is exactly what an independent inspection tells you.

A full assessment of the roofing membrane or shingles, all flashings, penetrations, drainage, edge details, and any visible structural concerns. You receive a written report with photographs and prioritized recommendations — urgent, near-term, and monitor. No verbal summaries that are easy to forget or dispute later.

Yes — especially if it has a manufacturer warranty. Most commercial roofing warranties require a documented annual inspection to stay valid. Missing even one year can give the manufacturer grounds to deny a future claim. Newer roofs also benefit from early detection of installation deficiencies before they cause serious damage.

An experienced inspector can estimate remaining service life based on the roofing material, installation quality, weather exposure, and current condition. Most residential inspections take 45 minutes to 2 hours. Commercial properties vary by size and complexity. You will have the written report with photographs within a few business days of the visit.

Get the independent inspection first. A documented assessment of what the storm actually damaged — separated from pre-existing wear — gives you an accurate picture before you file. It also gives you something objective to reference if the insurance company's estimate and the actual damage do not match.

Doug founded Collins Roofing, Inc. in 1973 and ran it for 50 years before selling in 2022. He has installed, repaired, and inspected more roof systems than most inspectors will see in a lifetime. He is an NRCA associate member, licensed in Bluffdale, Utah. When he writes a report, it reflects 60 years of hands-on knowledge — not a checklist from a certification course.
